South Main Station is a mixed-use development featuring retail, residential, and commercial properties in the heart of downtown Longmont, Colorado. The site’s redevelopment helped to extend The Town of Longmont’s (the Town’s) downtown corridor to match the urban renewal vision of a new downtown center. The neighborhood houses an eclectic and growing mix of businesses with a hip, urban feel, from trendy office spaces and art galleries to casual restaurants, creative retail shops, and breweries. CORE provided land surveying and civil engineering services for the design and coordinated the approval process with the Town for this important mixed-use development project.

This diverse and dense location presented many challenges, from the project’s sheer scale in multiple jurisdictions to existing street conditions and lack of water detention on the existing site. Additionally, CORE inherited the project midway from another engineer, therefore assuming the lead engineer role. To address water detention issues while within a constrained, urban site, CORE determined the best approach was collecting and treating water onsite with centrifugal mechanical devices due to lack of space for a surface pond.
