South Main Station is a mixed-use retail, residential, and commercial project in the heart of downtown Longmont. The redevelopment of the decrepit Butterball Meat Processing Facility helped to extend Longmont’s downtown corridor to match the City’s vision of a new downtown center. The neighborhood houses an eclectic and growing mix of businesses with a hip, urban feel, from trendy office spaces and art galleries to casual restaurants, creative retail shops, and breweries. CORE provided land surveying and civil engineering services for the design and coordinated the approval process with the City of Longmont for this important development project.
This diverse and dense location presented many challenges, from the project’s sheer scale in multiple jurisdictions to existing street conditions and lack of detention on the impervious industrial site. Additionally, CORE inherited the project mid-way from another engineer. To address detention issues, the firm determined the best approach was collecting and treating water onsite with centrifugal mechanical devices due to lack of space for a surface pond and retaining the urban feel. CORE drew from experience handling multiple entities and assuming the lead engineering role mid-way through the project. The firm worked to honor the original budget and delivery timeline.
