Eliot Street Townhomes, a 14-unit project, is a classic infill development in the Highlands neighborhood of Denver. The project involved very restrictive development working with tight tolerances with adjacent grades and height restrictions. CORE provided land surveying and civil engineering services for the design and approval process for the project.

The main project challenge was to solve preexisting drainage issues to ensure the project met zoning standards for street elevations and overall bulk plan height restrictions for the new development. CORE’s experience with this complex process saved the client time and money. The firm’s sensitivity and ongoing coordination with adjacent property owners helped secure permission to work on their properties to resolve the drainage and fencing issues.
